What does current housing market mean for average buyer or seller?

Central Ohio’s housing market has been rated in the top 20 for years. This year it is projected to be #4 in the nation for sales price increases and lack of inventory! What does this mean for the average buyer or seller?
Sellers in a “seller’s market” are in a Catch 22. They not only can sell for the highest and best price but moving across town in Central Ohio also means they will be buying at the highest and best price. How do we get sellers over this quandary?
Hiring a professional Realtor helps on both ends and in the middle of your transaction. There are lists out there of the 25, 50, 130 things Realtors do during your transaction. These numbers are true in most cases….we do hundreds of back room tasks to make sure your deal is put together and closes. That being said the most important is having a professional and highly experienced agent in your corner. You wouldn’t take advice from a discount attorney if you were charged with murder or get a heart transplant from the discount surgeon, would you? Please, if you are thinking of selling your home, hire a professional and knowledgeable agent to make sure you have the best representation that you deserve.
Buying in a seller’s market is extremely tough. Multiple offers flying around everywhere, people not doing inspections or remedies in order to make the offer net dollar best for the seller. All kinds of things go into contract negotiation in order for the seller and buyer to come to an agreement. Again, you must have a professional, experienced and savvy agent in your corner to help you attain that perfect purchase. Don’t hesitate to reach out to a Realtor for advice.
The first thing you should do as a prospective seller or buyer is to set up a face-to-face interview with an agent. This sets expectations and a true professional will make sure you are at ease

Secondly, listen to the advice of the Realtor. They are there to guide you and help you get the highest and best price on your home or conversely as a buyer’s agent, they are there to make sure you actually close on your home!
Third and most important. Set up early. Many sellers and buyer wait until a week or month before they think they are going to sell, buy, move….whatever the process. This takes time. You need to put your best foot forward and have all your ducks in a row in order to have a smooth and successful transaction.
As of this article there are only 38 single family homes listed on the Central Ohio MLS for sale. That is not a healthy market and buyers are screaming for us to find more inventory.
